The Signature

The Signature is a pioneering 24 000m2 mixed-use development project in Mauritius, comprising 95 apartments, ground floor retail space, offices and a basement with parking and service areas. Located within the Mont Choisy smart city, which is in Grand Baie, The Signature is the first significant contribution to the area’s long-term development aspirations as a mixed-use destination of choice for visitors and residents alike.

The client’s aspirational brief was to establish an iconic design that reflects the overarching vision for the Mont Choisy Boulevard. The challenge was to design a building of dramatic presence in a prominent position without detracting from future neighbouring developments, while also balancing the need to acknowledge Mont Choisy’s layered heritage. The result is an elegant building design with slender edges, soft curves and gentle lines, and a striking destination that brings people together to live, work, play, explore and shop.

Cantilevered overhangs from the apartments above extend over the retail component on the ground floor. Apartment balconies create articulation that contributes to a more cohesive architectural design, supporting structural integrity and offering protection from weather conditions. The façade design features fixed screens and balconies with styled aluminium shutters. Rose-pink pop-out boxes offer contrast against the white walls, which creates a warm tone appropriate for Mauritius’ tropical architecture. All units feature sliding shutters for sun shading, improving energy efficiency and promoting sustainability.

The design places a strong emphasis on creating a vibrant, high-quality public realm. In this regard, key elements of the brief were to create permeable, pedestrian-friendly routes between buildings. Public spaces were also configured around a public open courtyard to foster healthier connections and facilitate positive, active lifestyles for local and visiting communities in Grand Baie. Public spaces feature extensive green planting, as well as planting throughout the courtyard and along the building balustrades. Apartments are accessed from walkways that are protected from the wind through the design of a circular loop around the courtyard.

Finally, the contemporary interior spaces, conceptualised by dhk Interior Design, reflect the convergence of luxury and lifestyle that mark the exacting standards of this high-end development.

Work on site is expected to start in the last quarter of 2024, and construction will proceed in two phases. Phase one includes the construction of some retail, offices, apartments, penthouses and the entire basement parking. Phase two comprises the remaining retail, offices, apartments and penthouses.
