Conradie Park

Conradie Park Better Living Model is a groundbreaking 22-hectare mixed-use development in Cape Town, launched in 2018 with completion expected by 2029. This R3 billion project, developed on the former Conradie Hospital site, is a public-private partnership between Concor and the Western Cape Government, with Own Haven Housing Association as the social housing partner.

The development includes 3,602 residential units, with nearly half designated as affordable housing. It also features commercial spaces, retail units, schools, and a linear park. Designed by dhk in association with Jakupa Architects and Urban Designers, Conradie Park aims to create a high-density, integrated residential community that can serve as a model for future developments.

The project stands out for its inclusivity, offering a mix of social, affordable, and open market housing within the same development. Of the 1,563 grant-funded dwellings, there are 1,236 social housing units, 327 FLISP units, and 149 open market units. The development prioritises women-headed households for FLISP housing and includes units designed for people with disabilities.

Conradie Park is designed as an urban village with a pedestrian-friendly environment, featuring wide sidewalks, cycling paths, and an integrated non-motorized transport plan. The development incorporates green technologies for energy, water, and waste management, including rainwater harvesting and sustainable urban drainage systems.

Amenities include schools, retail spaces, a community hall, creches, parks, and public spaces. The project also offers free public Wi-Fi hotspots and connections to taxi and train stations. Security measures include CCTV cameras, biometric controls, and patrolling officers.

The development has already created over 2,000 job opportunities and 90 economic opportunities for local enterprises. With its innovative approach to urban development, Conradie Park sets a new standard for creating diverse, sustainable communities that integrate affordable housing with market-rate accommodation in a high-quality urban environment.
